Drywall Framing around Garage Ductwork
& Plumbing

Drywalling in the main living floors is relatively uncomplicated compared to what has to happen in this garage. Since vehicles will be housed in this garage, local County CODES require fire-resistent drywall on the entire garage ceiling.

The garage walls will have standard drywell except for those that enclose the foyer with stairs and an elevator to the upper living floors.



This framing process takes ingenuity, to say the least! Even the I-Beams are framed in since utility pathways typically follow them.



This is a view from the unfinished foyer into the garage: A stairwell (to the right) and an elevator (to the left) takes you to the main living floors above. Note the framed ductwork. This foyer has to be enclosed in fire-resistent drywell to buffer it from a potential vehicle fire on the garage side of its walls.


Note the insulation that now separates the furnace area from the foyer behind it. Regular drywell will line the interior of the furnace area while fire-resistent drywall will enclose it.


Blount County Code requires the garage ceiling and some walls to be enclosed in fire-resistent drywall. Therefore utility pathways like the above will all be covered.

It's a new code in 2007 that was instituted in the wake of some newer model vehicles catching fire in garages.



Lesley shows how the plumbing access is framed in, which will be also be drywalled with an access port near the floor.


Karosene oil torpedo heaters are used in the garage during the framing, insulating and drywall installation process. Without the garage doors (which can't go in until the drywalls are finished), it can get c-ccccold in there!
